Two routes to residency, depending on your project. You buy a property of at least 200,000 USD: the Investor Pass gives you direct access to 10-year permanent residency, in 15 days. You are not buying right away, or a cheaper property: standard temporary residency from €1,400 gives you cédula, RUC and 0% tax on your foreign income. You can buy later, at any price, the residency is already secured.

Investor Pass€2,900 fees. Direct permanent residency, 10-year card, investor certificate, cédula, RUC. Minimum purchase of 200,000 USD, 30% paid at submission.

Your questions about our services.

How much does your purchase support cost?
Nothing for the buyer. On new builds, we are paid by the developer, like any agency in Asunción. You pay the property at the developer’s price, with no extra cost. Only the notary and registration fees, around 3% of the price, remain at your expense.
Can I buy without coming to Paraguay?
Yes. Video visit if you wish, reservation, contract and payment are done remotely. You sign an apostilled power of attorney in your country, our team signs the deed at the notary in Asunción and takes delivery of the property.
Do I have to take everything or only part of it?
You choose freely. Purchase support is enough on its own if you want to manage your property yourself. Rental management and residency are separate services that you add as needed, each at its own price.
How much does a new apartment in Asunción earn?
Between 8 and 10% gross per year in rental, depending on the neighbourhood and type. We publish observed rents in the description of each property.
Residency or Investor Pass: which one to choose?
Two routes. If you buy a property of at least 200,000 USD, the Investor Pass gives you direct access to permanent residency, a 10-year card obtained in 15 days, for €2,900 in fees. Otherwise, standard temporary residency, from €1,400, gives you cédula, RUC and 0% tax on your foreign income.
What guarantees on the developer and the property?
We only list developments from established developers in Asunción, whose titles we check at the public registry, along with the construction guarantee and past deliveries. Before signing, you receive the written details: price, acquisition costs (around 3%), payment plan, delivery date and late penalties provided in the contract.
